USC Los Angeles furnished rentals can save you the cost and hassle of buying a bed, desk and sofa for one school year, but the word furnished covers a lot of ground. This post goes through five furnished listings currently live on our Los Angeles listings page, from a one-bed to an eight-bed rent-by-room home, sets out what each listing actually states, and covers the questions to ask before you sign.

USC Los Angeles furnished rentals: what's open right now

One thing up front: our listings record whether a place is furnished, but not what furniture comes with it. None of the details below describe the furniture itself, so treat that as the first question for every landlord rather than something we can answer for you.

Begin your search at Off-Campus Universe, where you can browse current listings near Los Angeles.

Here are five current furnished listings across a range of sizes: 1365 West 35th Place at $1,095/month, a one-bed, one-bath listing; 1705 1/4 West 20th Street at $1,125/month, a two-bed, one-bath listing; 3757 Dalton Ave at $1,000/month, a three-bed, three-bath listing; Apartment at $1,506/month, a four-bed, four-bath listing; and West 35th Place at $995/month, an eight-bed, eight-bath listing marked as rent by room.

Reading the Five Los Angeles Listings Side by Side

All five are listed as furnished, but they are priced in different ways, so the monthly figures are not directly comparable. West 35th Place is marked as rent by room, which means rooms are offered individually; ask the lister to confirm that $995/month is the price for one room. The listing titled Apartment is a four-bed, four-bath unit that is not marked as rent by room, yet it is listed at $1,506/month, so ask directly whether that figure is for the whole unit or for one room before you budget around it. 3757 Dalton Ave, a three-bed, three-bath listing at $1,000/month, leaves the rent-by-room field blank, so the same question applies there.

The two smaller listings are simpler to read but still worth checking. 1365 West 35th Place is a one-bed, one-bath listing at $1,095/month and is not marked as rent by room. 1705 1/4 West 20th Street is a two-bed, one-bath listing at $1,125/month with the rent-by-room field left blank. For the two-bed in particular, ask whether $1,125/month is the rent for the whole unit or for one of the two bedrooms.

Distance is listed for each one. 1705 1/4 West 20th Street, 3757 Dalton Ave and West 35th Place give a distance by car of under 5 minutes from campus, while 1365 West 35th Place and the listing titled Apartment give 5 to 10 minutes. Those are the listers' own figures, so if a short trip matters to you, check the route yourself at the times you would actually travel.

Bathrooms are the last number to compare. 3757 Dalton Ave, Apartment and West 35th Place each list as many baths as beds, while 1705 1/4 West 20th Street has two beds and one bath. If you are sharing, know how many people use each bathroom before you agree to anything.

USC Los Angeles Furnished Rentals: What to Ask About the Furniture

With USC Los Angeles furnished rentals, the furniture is part of what you are paying for, so pin it down the same way you would pin down the rent. Ask for a written list of what is included in your bedroom and in any shared spaces: bed frame and mattress, desk and chair, storage, sofa, dining table, and kitchen basics. Ask whether the items belong to the landlord or to a current or previous tenant, because furniture owned by a departing tenant can leave with them.

Condition matters as much as the list. Ask for recent photos, or better, tour in person or by live video. At move-in, record the condition of every furnished item with dated photos and keep a copy, so that normal wear is not charged against your deposit when you leave. If a mattress or chair needs replacing, ask before you sign whether the landlord will do it and by when.

Lease length varies across these five, and it shapes how much a furnished place is worth to you. 1365 West 35th Place, Apartment and West 35th Place list a Year Lease (12 Months) with a timing of 8/1/2026. 3757 Dalton Ave lists a 9 months lease with its timing given as Immediately, and 1705 1/4 West 20th Street lists a Biannual lease (6 months) with its timing given as Available Now. The 8/1/2026 dates have already passed, so ask each landlord what move-in date is on offer today and how rent is handled if you start partway through.

Finally, ask what the listed price covers beyond the furniture. The listings give one monthly figure each and say nothing about utilities, internet or parking. Ask for a full monthly total for each one so you can compare them on the same basis, and ask whether any furnished-unit fee or extra deposit applies.

If you already own some furniture, ask whether the landlord will remove or store any items you do not need, and whether that changes the rent. Some landlords are flexible on this and some are not, and it is far easier to agree before the lease is signed than after you have moved in with a second desk or mattress you have nowhere to put.

Tips for Renting a Furnished Place in Los Angeles

  • Get the furniture list in writing. Ask the landlord to list every item included in your room and in shared spaces, and attach that list to the lease if possible.

  • Document condition at move-in. Take dated photos of every furnished item and each room, share them with the landlord, and keep your own copy until your deposit is returned.

  • Confirm whether the price is per room or per unit. This matters most for the larger listings above, where the rent-by-room field is either ticked, unticked or blank.

  • See the place and the paperwork before paying. Tour in person or by live video, read the full lease, and never send a deposit before you have seen both.
