Student & Artist's Oasis: Monthly Lease

Dear USC Students and Grad Students,

I provide month 2 month leases for an exceptionally low rental cost, that includes many more ammenties than most Traditional Apartment Rentals. $850 per month or $800 per month depending on the bedroom that is available. There is paid parking inside our Gated Mansion community. $50 per month. The refundable Security deposit is $450. No credit checks. We check for savings, proof of income, criminal background check and a couple good references needed as emergency contacts. Our Application is Free.

The Bedrooms are shared. They are Dorm rooms. Large for L.A. standards. Inside a 5,000 sq ft Historic Mansion, that is minutes walking distance from USC campus and Ralphs Grocery store, along with hundreds of other businesses in the area. We are located on the North end of USC.

The rent includes:

- 1 gig, mesh and hard wired internet.

- All uttilties - water, power, a.c., heat, sewar, trash ($150 monthly value)

- Private locking wardrobe per person (2x3x6 ft) plus extra shelving space per bedroom.

- Keyless entry on all entrances with Ring security system. Automatic locking doors. Gated Property.

- Access to entire house; assigned pantry and fridge spaces.

- Sunny bedrooms with window shades and central a.c. or window a.c depending on bedrooms.

- Large entertainment Basement with 60 inch smart TV and couches

- Huge Study room with over 8 desks.

- 3 Production rooms for studying, recording music, creating a podcast, painting, or filming an audtion. It is open space booked by block timing on out virtual chat groups.

* 250 sq foot Music studio is part of the 3. You may use the space for any creative endeavor so long mgmt is ok with it.

* 280 sq foot 2nd floor terrece with lounge seating and tables under shade with a lovely breeze!

Bi-monthly Professional Maid deep cleans entire house along with 2 Resident managers help keep the house clean and tidy.

- All basic house cleaning supplies stocked in bathrooms and kitchens for individuals use.

Toliet paper, paper napkins, hand linens all come with your rent.
